THE MAINTENANCE GAP

Most Resinous Floors Do Not Wear Out. They Get Cleaned to Death, or Not Cleaned at All.

A well-installed resinous floor is designed for a long service life. What shortens it, more often than traffic, is a maintenance regime that nobody specified. Aggressive high-pH strippers used daily will dull and eventually soften a urethane topcoat. Skipping degreasing lets oil build into a slip hazard that no amount of scrubbing later reverses. Wrong pads, wrong chemistry, wrong frequency.

The other half of the problem is that facility cleaning contracts are usually written for offices and then applied to plants. General janitorial crews are not equipped or trained for a hot washdown room, a plating line, or a two-hundred-thousand-square-foot warehouse slab with embedded tire residue.

We treat cleaning as an extension of the flooring system rather than a separate trade. We know what is on your floor because in most cases we installed it, and we know what will strip, dull, or degrade it, because we have seen the results of getting it wrong.

A cleaning or restoration program is usually the right call when:

THE SERVICE LEVELS

Cleaning, Restoring, and Recoating Are Three Different Answers to Three Different Conditions.

What your floor needs depends on whether the problem is on the surface, in the topcoat, or into the system itself. We assess before we quote, because the wrong level is either wasted money or a missed window.

LEVEL 1

Deep Scrub and Degrease

Auto-scrubbing with correct pad and chemistry selection, targeted degreasing, and grout or texture-line cleaning on quartz and broadcast systems. Restores appearance and slip resistance where the wear is surface contamination rather than coating damage.

Best for: floors that are dirty rather than damaged. The most common and least expensive answer.

LEVEL 2

Topcoat Refresh and Restoration

Where the wear coat has abraded but the base system is intact, mechanically abrading and reapplying a compatible topcoat restores the floor to near-new at a fraction of replacement cost, and resets the clock on the system underneath.

Best for: dulled, scratched, or worn topcoats before the wear reaches the base.

LEVEL 3

Full Restoration and Repair

Where the system has been breached through delamination, gouging, chemical damage, or failed patches, we repair or replace the affected areas and tie them back into the surrounding floor rather than recoating over a problem that will keep spreading.

Scheduled Maintenance Programs

A written maintenance specification for your floor covering chemistry, pads, dilution, and frequency, plus scheduled deep cleans on a set interval. We will train your in-house team on it at no charge if you would rather run it yourselves.

WORKING AROUND YOUR OPERATION

Deep Cleaning Happens When Your Floor Is Empty. That Is Usually Not During the Day.

Restoration work needs cure time; cleaning generally does not. We build the schedule around which one you actually need.

OVERNIGHT

Off-Shift Deep Cleaning

Scrubbing and degreasing run overnight or between shifts with the floor released before production starts. In most facilities deep cleaning never costs a minute of operating time.

OPTION 1

Zoned Restoration Work

Topcoat refresh needs cure time, so we phase it room by room or bay by bay, keeping the rest of the facility running while one area is out of service.

OPTION 2

Sanitation Window and Shutdown Alignment

In food and beverage plants we work inside your existing sanitation window or planned shutdown so the floor is handed back ahead of pre-op inspection.
