THE SLOW, EXPENSIVE FAILURE

Spalled Joints Are Not a Cosmetic Problem. They Are a Forklift Maintenance Problem.

A control joint in a warehouse slab is an unsupported edge. Every hard-wheeled forklift crossing it delivers an impact to that edge, and once the joint starts to chip, the process accelerates: the wider the spall, the harder the next impact, the faster the next chip.

The costs show up somewhere other than the flooring budget. Wheel and bearing replacement climbs. Operators slow down at every crossing. Loads shift. Ride vibration puts wear into equipment and operators. And when the spall reaches the point where it needs saw-cut repair rather than fill, the repair scope is many times what filling it early would have cost.

The purpose of a semi-rigid joint filler is not to seal the joint against water. It is to support the joint edge so the concrete arrisses do not carry the wheel impact alone. That distinction, support rather than seal, is why the wrong material makes the problem worse rather than better.

THE MATERIALS AND SCOPES

Filling, sealing, repairing, and re-cutting are separate scopes with separate materials. Getting the right one is a matter of what the joint is doing and what crosses it.

THE STANDARD

Semi-Rigid Polyurea Filler

A rapid-cure, high-hardness filler installed full depth and flush, then shaved level with the slab so the joint edge is fully supported. Fast enough that a joint can be filled and back under traffic the same day.

Best for: interior warehouse and plant floors with hard-wheeled traffic. The default specification.

ALTERNATIVE

Epoxy Joint Filler

A harder, more chemically resistant filler used where chemical exposure or heavy static loading argues against polyurea. Slower cure and less tolerant of slab movement, so it is specified deliberately rather than by default.

Best for: chemical exposure areas and heavy static loading.

DIFFERENT JOB

Flexible Sealant for Moving Joints

Expansion joints, isolation joints, and exterior joints are designed to move, and a semi-rigid filler in a moving joint will tear itself or the concrete apart. These get a flexible sealant with proper backer rod. Knowing which joint is which is most of the skill.

REPAIR SCOPE

Spall, Arris, and Crack Repair

Where the edge has already broken down, filling alone does nothing. The damaged concrete has to be saw-cut out and rebuilt with a high-strength repair mortar before the joint is refilled. We scope this separately and honestly rather than filling over damage.

Aisle-by-Aisle, Back Under Traffic

We work one aisle or bay at a time and hand it back the same shift. In most distribution facilities there is no reason to close anything more than the aisle being worked.

OPTION 1

Off-Shift and Weekend Windows

Where aisle access is tight or racking traffic is constant, we run joint work overnight or on weekends and release the floor before the next shift starts.

OPTION 2

Scheduled Annual Program

For large facilities we set a recurring interval, walk the floor, and fill and repair on a planned budget rather than reacting to whichever joint got bad enough to complain about.

Michael Groff or Colby Coda walks the floor, measures the linear footage, identifies which joints are moving and which are static, separates the fill scope from the repair scope, and gives you a prioritized plan rather than a single number for the whole building. Where joints are failing for a structural reason, we say so.
